Home Staging, or preparing your home for sale, is the very best proven way to get top dollar for your home. Staging sets the scene throughout the house to create immediate buyer interest in your property. In today's market this is more important than ever since inventory levels are high. With so many houses on the market you need yours to make an immediate impact, a wonderful first impression.
Staging allows the buyer to perceive the home as one they could call "their own" instead of seeing it as "someone else's home". Very few homeowners can view their personal items objectively in order to market their home effectively, much less have the interior staging skills. So be sure to hire a realtor who can help you to truly prepare your home for sale.
Remember, the way that you LIVE in your HOME and they way you MARKET AND SELL your HOUSE are two different things!
HOME STAGING TIPS
Studies have shown that most buyers make a decision about a house within 15 seconds of walking in the door. Many other buyers make a decision without getting out of their car. The message here is that first impressions are very, very, important when selling a home.
HOME STAGING TIPS FOR THE OUTSIDE OF YOUR HOME
-
The Front Door Area is very important. While the realtor is getting the key out of the lockbox and opening the door the buyer is studying this area. Make sure all cobwebs are gone the entry is swept and touch-up paint is applied if necessary. A new Doormat and Flowers go a long way here!
- Remove all debris from yard. Look at all plants and bushes, Trim back and prune as necessary. You can't sell a house if you can't see it!
-
Add some fresh mulch to gardens.
-
Clear decks and patios of clutter
HOME STAGING TIPS FOR THE INSIDE OF YOUR HOME
-
Eliminate all clutter. Homes look bigger without any clutter. Take all pictures and magnets off of the refrigerator, remove any stacks of paper on your desk etc. Clear Kitchen countertops.
-
In the bathroom, remove all unnecessary objects from countertops, tubs and shower stalls. Coordinate towels to one or two colors only. Make sure lid is down on the toilet.
-
Fresh paint can make a real difference. It is the frosting on the cake. Use colors that will appeal to the greatest number of people. You may prefer something bold or outrageous for yourself, but when selling a house, neutral interior paints work best.
-
Clean and rearrange all closets to create a sense of great space. Store any items you will not be needing for the next few months.
-
Clean carpets and drapes, replace if needed.
-
Rearrange or remove some of the furniture if necessary. As owners, many times we have too much furniture in a room. This is wonderful for our own personal enjoyment but when it comes to selling we need to thin out as much as possible to make rooms appear larger.
-
If you need to store extra possessions use the garage or even better rent a storage unit. The money spent will be well worth it!
-
Leave all window treatments open and the lights on, even during the day, to make the home as bright as possible.
